Villas in Milos (villasinmilos.com) is operated by Andreas Christos Ballas (Tax ID / Α.Φ.Μ. 168903706), trading as Milos Concierge, registered at Paralia Odos Adamanta, 84800 Milos, Greece ("we", "us", "our"). These terms apply whenever you use this website or submit a booking request through it.
By submitting a booking request, you confirm you're at least 18 years old and have the authority to agree to these terms on behalf of everyone in your party.
How booking works
Submitting the booking form on this site is a request, not a confirmed booking. When you submit a request, we check the villa's live availability and review the details before responding. A booking is only confirmed once we've contacted you to confirm availability and you've received a confirmation from us with the payment instructions described below.
We reserve the right to decline any booking request, including if the villa becomes unavailable after your request is submitted.
Prices and payment
All prices are shown in euros (€) and include all taxes and fees. We do not take payment through this website. Once your booking is confirmed, we'll send you bank transfer instructions and a reference number by email.
- A deposit of 30% of the total rental amount is due within 3 business days of signing your booking contract to secure your reservation.
- The remaining balance is due 30 days before your check-in date.
- If your arrival is less than 30 days away when you book, the full amount is due within 3 business days of signing your contract. Payment is by bank transfer; we do not take payment through this website.
- Your booking is only guaranteed once we've received your deposit.
Cancellations and changes
You may cancel your booking subject to the following fees, calculated on the total rental amount:
- 60 or more days before arrival: you lose the deposit (30% of the total rental amount).
- 59 to 15 days before arrival: 50% of the total rental amount.
- 14 days or fewer before arrival: 100% of the total rental amount.
Any cancellation fee is deducted from the amounts you have already paid. If the fee is higher than what you have paid, the difference is payable within 7 days of cancelling. If you need to change your dates, contact us as soon as possible and we'll try to accommodate the change, subject to availability.
If we need to cancel a confirmed booking (for example, due to unforeseen circumstances affecting the villa), we'll offer you an alternative villa where possible or a full refund of any amount you've already paid.
Check-in and check-out
Check-in and check-out times are specific to each villa and will be confirmed with your booking. Please let us know in advance if you expect to arrive outside the agreed window.
Your responsibilities as a guest
- Only the guests named in your booking may stay at the villa, up to its maximum occupancy.
- Please treat the villa and its contents with the same care you'd give your own home.
- Any damage beyond normal wear and tear during your stay is your responsibility.
- Local house rules provided with your booking confirmation (for example, on noise, pets, or smoking) form part of these terms.
Liability
We act as an intermediary between you and the villa owner, using Hostaway to manage listings and reservations. To the extent permitted by law, we're not liable for injury, loss, or damage arising from your stay except where caused by our own negligence. Nothing in these terms limits liability that cannot be limited under Greek law.
Force majeure
We're not responsible for delays or failures in performing our obligations caused by circumstances beyond our reasonable control, including extreme weather, natural disasters, strikes, or government action.
Website use
The content on this website — including text, images, and the Villas in Milos name and logo — belongs to us or our licensors and may not be copied or reused without permission.
Governing law
These terms are governed by Greek law. Any dispute that can't be resolved directly with us will be subject to the exclusive jurisdiction of the Greek courts.
Changes to these terms
We may update these terms from time to time. If we make significant changes, we'll update the date at the top of this page. The terms in effect when you make a booking request are the ones that apply to it.
